As a Property Accountant, you will play a crucial role in maintaining accurate financial records, analyzing property-related financial data, and supporting the financial operations of our property management portfolio.
You will collaborate closely with our property management and asset management teams to ensure that financial information is accurately reported and utilized for strategic decision-making.
Major
Responsibilities:
Manage the financial aspects of a designated portfolio of residential and commercial properties, including accounts payable, accounts receivable, rent collections, and reconciliations.
Perform monthly, quarterly, and annual financial reporting for assigned properties, ensuring accuracy and compliance with industry standards and company policies.
Reconcile bank statements, ledgers, and accounts to maintain precise financial records for each property.
Collaborate with property managers to track and manage property-related expenses, ensuring proper allocation and documentation.
Calculate and process property-related expenses, such as utilities, maintenance, repairs, and property taxes.
Assist in the preparation of annual budgets for properties within the portfolio, providing financial insights and recommendations.
Conduct variance analysis between actual financial performance and budgeted projections, identifying trends and addressing discrepancies.
Prepare and submit timely and accurate financial reports to property owners and stakeholders as required.
Coordinate with external auditors during annual audits, providing necessary documentation and support.
Ensure compliance with accounting standards, regulations, and internal controls within the property management context.
Stay informed about industry trends and changes in regulations that may impact property accounting practices.
Requirements:
Bachelor's degree in Accounting, Finance, or a related field.
A relevant certification (e.
g.
, CPA) is a plus.
3 or more years of progressive property accounting experience.
Strong understanding of property management operations and financial principles.
Proficiency in using Yardi and Microsoft Excel for financial analysis and reporting.
Excellent attention to detail and accuracy in financial record-keeping and reporting.
Strong analytical and problem-solving skills, with the ability to interpret financial data and provide actionable insights.
Effective communication skills to collaborate with cross-functional teams, property managers, and external stakeholders.
Ability to work independently and manage multiple tasks within deadlines.
Familiarity with Sage Intaact is a plus.
